The Best of The Escapes at Edgewater
“It feels like we’re always on vacation,” said Jen Dunyon about her one year stay at The Escapes at Edgewater. Dave and Jen Dunyon, along with their four girls, were about one month into a year-long rental of a single family home while plans were being developed for their dream home about a mile up the road.
As the owners of Get Away Today Vacations, a travel company specializing in Disney resort packages, they are no strangers to a life of travel. “It was always so comforting to know that everything would be taken care of when we returned from a trip,” she said. Adding that even though they were home, it still felt like they were on an exotic traveling excursion.
In fact, the mountain modern styling, proximity to the waterfront, and attractive low maintenance lifestyle was so alluring, the couple was very close to abandoning their plans to build for a dreamy life on the lake. The four Dunyon girls were almost always found on late afternoon nights paddle boarding around on the water or relaxing in the warm sand.
It’s no surprise, the visionary lakefront community is nestled on the shoreline and takes full advantage of the area’s stunning scenery, desirable waterfront location, and limitless recreation opportunities.
Zoned for nightly rentals, the community is perfectly set up to use as a second home, while providing some extra rental income to offset expenses. The investment opportunities can provide as much as $35,000 net return after expenses, approximately a 3% cash on cash return to owners with the right bedroom configuration.
The lakefront location is clearly a huge asset, but so is the short drive to Snowbasin Resort. The steep slopes, deep powder and luxury lodges played host to the 2002 Olympic Winter Games and remain a northern Utah ski powerhouse. The resort was just added to Vail’s EPIC pass, creating even more need for skiers to have a place to sleep at night. Edgewater is among the closest lodging to the resort, offering an amazing rental opportunity with mountain modern architecture.
Like most mountain towns, the busiest months are December, primarily during the Christmas holiday, January through March, and mid June through August and into September. Most of the growth in recent years has taken place during the summer months, a trend seen in most mountain recreation towns.
The summer time recreational opportunities are limitless, and just from Edgewater alone, there are miles of mountain biking trails, blue ribbon fishing, a plethora of watersports, and even mini golf, a recent addition to Snowbasin’s growing menu of activities.
The community itself offers a beautiful pool, pickleball courts, bocce ball, horseshoes, and shuttle to Snowbasin for all owners and guests of Mountain Luxury running year round.
With all of this; incredible skiing at three resorts, waterfront location, resort amenities, nightly rentals and full service home care, it’s only a fraction of the cost of other mountain towns, including the closest neighbor, Park City. The Escapes at Edgewater is the ideal option for a second home, investment property, or primary residence. Opportunities like this don’t last long. Phase 1 is sold out, phase 2 has just two homes under construction then all homes are sold. The final lakefront phase presents a handful of homes on the water’s edge and are now available to begin construction late spring.
